Not only that, but buyers often make decisions based on emotion, and a professionally staged home creates a welcoming atmosphere that can lead to quicker and more competitive offers.

Staging’s impact on sale price and market time. Many homeowners hesitate to stage their homes due to the perceived cost. However, statistics show it can be a worthwhile investment. According to industry research, staged homes sell 73% faster than unstaged properties and can bring in up to 20% higher offers. Ashley noted that buyers today are more likely to browse listings online before scheduling a showing.

 A staged home also looks better in professional photos. This is due to more interest and more foot traffic. Therefore, it increases the likelihood of a quicker sale. Remember: your home’s showings do not just happen in person—buyers view your home first through photos online. This makes a great first impression and will more than likely help them decide whether to visit your home or not. 

Key elements of effective staging. Staging doesn’t always mean renting all-new furniture or undergoing major renovations. Even small changes can make a significant difference. Decluttering is the first step as excess furniture and personal items can make a space feel smaller and less appealing. Neutralizing bold colors and personal decor also lets buyers focus on the home itself rather than the current owner’s style.

When to start staging. Ashley recommends to begin preparing homes for the market at least a few months before listing. This allows time for decluttering, making minor repairs, and scheduling professional staging if needed. Waiting until the last minute can limit options and potentially delay the sale.
