What do you need to do if you're planning to sell in 2023? In a nutshell, there's one major first step you need to take that will lead you to different pathways. Let me elaborate on that. The first and most important step is to figure out how you’ll buy the house you’re moving into. Will it be a cash purchase? Will you be taking out equity in your current home, or will you be getting a conventional mortgage loan? From there, you’ll need to talk to a lender and get pre-approved, so you’ll know if you need to use the equity in your home to buy the next home or not. You should do this before I come over to your house, so you’re aware of the pathway you have to take.

The first option involves the sellers buying the property without needing to sell beforehand. Sellers love this, and it’s typically the best route to take since it means less stress for you. As for the second pathway, which is where most sellers end up, this involves needing to sell to buy. If you’re taking this route, we have to figure out the value of your home and have it staged and photographed, and we’ll most likely need to have an offer on your house before you can get a buyer in the market.
