A 7% rate makes for a scary headline. But buyers still want a good home at a fair price, and there are smart moves to make right now, whether you're buying or selling.

Rates have hit 7%. I know how that headline lands, because I've watched a lot of good people read a number like that and decide to freeze right where they are. So let me offer you something calmer and, I hope, more useful than a scary headline: the honest truth about what this actually means for you.

Here's the first thing to hold onto. A 7% rate doesn't change what people want. Buyers still want a good home at a fair price. Sellers still need to move for all the reasons people always move, a new job, a growing family, a life that's shifted. Rates went up. Human beings and their real lives didn't stop. The market is still moving, and deals are still happening, every single week, right here in New Hampshire.

So my advice to my clients right now is simple: stay ready. Not "rush," not "panic", just ready. Because the people who do well in any market aren't the ones who perfectly time the interest rate. They're the ones who knew their numbers and had a plan, so that when the right home or the right buyer came along, they could move with confidence instead of scrambling.

If you're buying, this is honestly a better moment than the headline suggests. Our market has softened from the frenzy of a couple of years ago, which means more homes to choose from, more time to think, and more room to negotiate than buyers have had in a while. Yes, the rate is higher today. But you buy the home now, and you can look at your financing again down the road, because the rate you start with isn't the rate you're married to. The home, the right home in the right place, is the harder thing to find. Get your financing lined up and your priorities clear now, so you're ready to act when it appears.

"If it feels too soon to get ready, that's usually exactly when you should. Getting ready costs you nothing. Being caught unprepared can cost you the thing you wanted."

If you're selling, the reassuring truth is that a well-priced, well-presented home still sells here, even now. Our inventory is still relatively tight, so a home that's genuinely ready to go, priced honestly and shown well, continues to attract serious buyers. The sellers who struggle in a market like this are the ones who price for a market that's already moved on. The ones who do well are the ones who get honest advice up front and prepare properly. That's the whole difference.

Here's the thing I most want you to hear, and it's the truest thing I know about all of this: if it feels too soon to get ready, that's usually exactly when you should. The best time to understand your numbers, your options, and your plan is before you need them, not in the middle of a scramble once the perfect opportunity, or the perfect buyer, is already on the table. Getting ready costs you nothing. Being caught unprepared can cost you the very thing you wanted.

So don't let one headline make your decision for you. Let's just have an honest conversation about where you are and what a smart plan looks like for you, whether that's this month, this season, or a year from now.
