How Is This Place Real?
A Massachusetts transplant on why Concord, New Hampshire feels like a Hallmark movie, and the honest truth about buying here.
Everybody says they want to live somewhere that truly feels like home, and then most people settle for somewhere that is merely fine. I spent years in the Massachusetts suburbs doing exactly that, until I moved an hour north to Concord, New Hampshire, and understood what I had been missing. This is the place that made a friend of mine stop on the sidewalk and ask, how is this place real?
Here is the moment it clicked for me. Whenever I drive north from Massachusetts back toward Concord, there is a stretch of highway that is all woods, until you come over a rise and look out across a valley. I drive with the windows down, and right at that spot the air changes and turns fresher. Every time, I feel something in my chest that simply says, I am home. I grew up in suburban Massachusetts, where life often felt like a comparison game, who has what and who is doing what. Concord is the opposite of that, and I did not realize how much I needed the opposite until I had it.
It genuinely feels like a Hallmark movie. I am not exaggerating for effect. There was a sunflower festival. There is an older woman who sits outside the YMCA, and every morning as I walk by for my coffee, she offers me a snack. Little events happen downtown constantly, and the whole place is deeply family-friendly. The downtown is walkable in a way the suburbs never were: my sister is a fifteen-minute walk away, downtown is a ten-minute walk, and it is full of small, locally owned businesses with a wonderful farmers market every Saturday. But the thing that truly got me is that people here show up as their authentic selves. No one is playing the comparison game. Everyone is simply living life the way they want to, and it is contagious.
"Right at that spot the air changes and turns fresher, and every time, I feel something that simply says, I’m home."
For a small city, Concord never feels small. I call it a magic portal to everywhere. It is about an hour to the lakes, an hour to the beach, under an hour to Vermont, and an hour to Boston if there is no traffic, which admittedly never happens, but it is nice to dream. You are never far from anything. And there is a surprising amount happening right here in a city of only forty-five thousand people. As the state capital, it carries a whole layer of activity tied to state government. There is NPR. There is a law school. And for anyone who loves the outdoors, the detail that still amazes me is that there are eighty miles of trails within the city limits. It is cozy, small, and walkable, with far more going on beneath the surface than you would expect.
Now the honest part, because this is not just a postcard. Concord is desirable, which means inventory remains fairly expensive and does price out some first-time and younger buyers, and I will not pretend otherwise. But opportunities are here, and good homes do not sit long. Right now the market is shifting. With rates up in the high six percent range, buyers are no longer rushing in over asking the way they were a couple of years ago; they are more cautious and more thoughtful, asking whether a home is truly worth it, and that is a healthy change. One thing worth knowing if you are coming from Massachusetts as I did: New Hampshire has no state income tax and no sales tax, which changes the math more than most people expect. I recently spent a full day with a blended family moving up from the Massachusetts suburbs in search of more space and a slower pace, and watching them fall for this area exactly the way I did told me everything I needed to know. That is where the team I am part of comes in. At Hvizda Realty Group, we have handled thousands of transactions across the capital region, and you can explore more about the area on our Concord area guide. That local depth is what makes a move like this feel smooth rather than stressful.
So that is Concord, the place that made my friend from Florida stop mid-sidewalk and ask how it could possibly be real. I understand the reaction, because I ask myself the same question. If you have been feeling like where you are simply is not it, and you are curious whether somewhere an hour north might be, I would love to show you around.
