Common Home Inspection Issues: What You Can Fix Yourself

Today, Riley Knox, a trusted home inspector and someone we frequently recommend to our buyers, is here to share the top three common issues that often come up during a home inspection but don't necessarily have to be deal breakers.
One common issue that is often overlooked is missing electric cover plates. These cover plates are frequently absent, which can pose an issue for FHA or VA financing. The good news is that these cover plates are inexpensive and easy to install. Just slide them over the outlet, and you're good to go.
Another issue that comes up frequently is gutter cleaning and roof maintenance. Many roofs develop moss, especially on the north side or below trees. Removing the trees can help get rid of the moss, but there's also a product called "wet and forget" that works wonders. It's a simple and safe solution for keeping your roof moss-free. Avoid pressure washing your roof, as it can damage the asphalt. Instead, use a soft wash hose and spray nozzle along with the wet-and-forget solution.

Lastly, a crucial safety issue that often arises during home inspections is the absence of GFCI outlets. GFCI outlets are important to have in areas like the garage, within six feet of a sink, in the bathroom, and unfinished basements. These outlets protect against electrical shock. If you're not comfortable with electrical work, it's best to call an electrician to install or fix GFCI outlets. However, if you're familiar with electrical work, it's a simple process of connecting the three wires to the designated screws (green for ground, gold for black, silver for white) on the outlet.
Addressing these common issues found during home inspections will not only enhance the safety of your home but also help ensure a smoother buying or selling process.
